Booking terms

Property layout
The property has six private bedrooms, six private en-suite bathrooms and seven beds. Five bedrooms contain one bed each. The largest bedroom contains one standard double bed and one small double bed.
Guest numbers and use
Only the guests accepted in the booking may stay overnight. The agreed occupancy must not be exceeded. Parties, ticketed events and disruptive gatherings are not permitted.
Prices and payment
Current prices, payment stages, deposits, fees and any booking-specific requirements are shown before payment. A booking is confirmed only after the required payment has been received and written confirmation has been issued.
Check-in and check-out
Standard check-in is from 3:00 pm and standard check-out is by 10:00 am unless the booking confirmation states otherwise. Early arrival or late departure must be agreed in writing and may incur an additional charge.
Standard cancellation terms
Unless different conditions are displayed during booking: cancellations made at least 14 days before check-in receive a full refund of the accommodation payment; cancellations 7–13 days before check-in receive a 50% refund of the accommodation charge; cancellations fewer than 7 days before check-in are non-refundable. No-shows and unused nights following an early departure are normally non-refundable.
Changes to bookings
Date changes are subject to availability and any difference in price. A requested change is not confirmed until accepted in writing.
Facilities and housekeeping
Each bedroom and the lounge has a smart television. Fresh bed linen, body wash, hand soap and an initial supply of toilet paper are provided. Central heating is available. There is no fitted air conditioning, but portable fans are provided. Mid-stay cleaning and additional linen changes may be arranged on request, subject to availability and any quoted charge.
Accessibility
The property has stairs to bedrooms and other rooms. It does not have step-free access, a lift, adapted bedrooms or specialist accessibility facilities. Guests with mobility or access requirements should contact the host before booking.
House rules and damage
Guests must respect neighbours, keep noise reasonable, avoid smoking or vaping indoors, follow safety instructions and report damage or urgent maintenance issues promptly. The lead guest is responsible for reasonable costs arising from damage, missing items or exceptional cleaning caused by the group, excluding fair wear and tear.
